if their not going down the cheaper route and this lad gets all the work,maybe it could be the case he's handing out brown envelopes,it happens and it happens a lot,rightly or wrongly ..

ExActor my thoughts here. If you ain't tried it you can't knock it and under cutting is the best way to get your foot in the door. Even one little job I could show them my standard of work

but undercutting isnt going to get you work when the company is paying for it,the guy who gives out the work wont benefit,he will however benefit from a brown envelope,maybe you could take the guy for lunch and discuss business,id bet thats what the current guy does..
 
I know how you'd go about it in this neck of the woods, you offer them a thinly veiled back-hander. Disguise it as a 10% prompt payment bonus paid in cash to the guy who phones you with the work.
 
As said offer them a cash payment for who gives you the work (All the agents i know opperate this way) and you can say you can step in if the other guys off sick or on holiday at short notice ! might be a wait but ive got in this way a few times ! money talks ! i always add their bonus and 10% then offer 10% if payed before your date deadline and the agents bonus so you get what you want and their happy ! onece they know your giving them a cash reward as apposed to just cheaper as they bill the customer anyway then things change ! its the best way in to give them a matched cash bonus if their not really happy with their current spark then they dont lose their cash bonus so just say your match their cash bonus ! either their say what bonus then your be in a good possition or they will know theres a possible better deal.

Im sure the guy who opened this post, a few weeks back was moaning about DI's undercutting every one and now he opens a post trying to do the exactly the same.

Just seem s that uncutting isnt just reserved for the DI's by the looks of it.
Im sure you d spit the dummy out if it was you who was well in with the estate agent at the mo.
Still uncutting still driving the price down, Most DI's dont know any better :D
 
This is where the problem lays, Soon as you put your prices up they find some one to undercut you and the prices stay low.
And the vicious circle begins.
 
From my experience with letting agents they Take your invoice add a 10%(ish) management fee onto it and then invoice the customer. So lower rates dont really help.

Generally most people seem to work on the better the devil you know principle.

The way I got work out of them was by getting them out of the sticky brown stuff a couple of times and helping them out on their own pet projects.
