Hi all, we are purchasing our first home and the sellers had an EICR carried out in April 2023. They have sent us a copy of the report and said that the electrician confirmed to them verbally that there is nothing technically wrong with the house and it is perfectly safe. That most houses of this age (was built in 1987) will receive this rating as there are a number of new guidelines in place that new buildings are required to adhere too.

I've attached a copy of the report. I appreciate if anyone could advise if the items picked up are likely to be minor issues or if there's any red flags?

Its not perfect and really in-complete, no screamers but would be worth getting the guy back after they have moved out and before you pile in with lost of stuff so he can do some fault finding. Electric showers are notorious for thermal damage but would be your first issue i think, followed by the "broken ring?"

Point #1 If the consumer unit is plastic then then first C2 for missing grommet strip is nonsense , if its a metal board then a bit of strip can be glued in place by a sparks

Non fired rated lights is an easy fix by putting in new fire rated fittings and connected up properly at the same time

Ring continuity is possibly a loose connection so needs a bit more investigation maybe some floors lifted up to look for junction boxes. I would say nearly half the rings I test don't have continuity and need further investigation

over heated shower pully cord needs replacing which again for a sparks is a 20 minute job and they can check the shower and other connections at the same time

That's if it even needs fire rated lights in the kitchen.
