Damian Petsas

Hi all, wondering if i could get something cleared up.
I have issued a Eicr for a property and issued a list of C1,c2,c3's
Now on the cert i classed the installation as unacceptable.
Have now completed the works and issued a minor works for any necessary certifiable remedials but not all the Coded findings.
Then landlord has asked for a revised Eicr with the installation now to be classed as acceptable to be issued.
Is this a standard requirement by the landlord or should the minor works have all the remedials stated and cover the installation that way ?

Im happy to re write the eicr out but just wanted clarification.

Many thanks

Ok thanks Andy and Dave appreciate your help

You're welcome Damian, you need to decide how you approach things like this. It's a matter of experience really, the condition of the installation and the time between the original test and you carrying out the remedials, also the type of work undertaken maybe.

Dave's not wrong with what he says and neither am I.

My situation is that the property is vacant and i have carried out the eicr during refurbishment. Carried out the remedials, re tested the installation. the property is still vacant and awaiting to be let out. the Landlord is unhappy to let it with a unacceptable cert. I think i will just re issue a new euchre as satisfactory and a additional minor works to cover all the remedials. Just to be thorough. I like discussing this stuff on here and appreciate all your input.

What if it's more than a few days? It's rare to get a quote accepted and remedial works completed in such a short space of time.

I find that once they have an 'unsatisfactory' report in their hands they want it put right very quickly. Normally I'm not asked to quote, just told to go ahead with a rough price.

But to answer your question, if I'm formally quoting then my quote would include whatever testing I felt appropriate, and if I felt that a retest was called for then I would include that in my quote. After all I'd be quoting against other contractors who would have to do a full inspection.

The MEIWCs that you have issued certify that the installation work complies with the Wiring Regulations, so would obviously make the relevant non-compliances now Satisfactory.

You shouldn't really re-issue an altered EICR as these were not the findings when it was conducted.

Write a cover letter with the MEIWCs if you like highlighting that whatever defects have been addressed and are not longer defects!
Once you have issued the EICR that's it, the C1 C2 remedial work is covered by the MNWs cert, if you have completed all the C1 and C2 findings then IMO that should satisfy the Insurance company, it's not rocket science for them to collate the findings in the original EICR with the remedial s that you have completed, or, are they like most insurance company's they just want to see a satisfactory notation on the EICR and not bother to read the MNWs cert, that's my pennyworth anyway.

Indeed. That is what I was saying.

You tested a property and issued an EICR that was unsatisfactory.

landlord wanted you to fix the problems.....you did that and issued relevant minor works etc for the remedials.

Landlord has now requested a new EICR so that it says satisfactory and he can give a copy to his tenant etc. Retest the property, issue a new cert and recharge the landlord.
