Hi whats the going rate on a condition report for somebody who's looking to buy a new property?

That is the key thing here.. I used to work for a leting agent but now im too pricey.. Been undercut as they are doing them at the cost of £60 for a full EICR...

Which means they are not worth the paper they are written on.

If the OP is the buyer of said property, and say its a 3 bed house, and its in South Wales I would guess that a report on all circuits, where the inspector is onsite for 1/2 day, then admin time to write up report and document issues is unlikely to cost under £125.00, if not a bit more.

Which would be a small investment given what a "proper" EICR may uncover.

i recieved a report once by a new homeowever who said can you take a look at this.. Under agreed limitation the words "Only IR test conducted" no further tests done..

Bet it wasn't!!!!!lol

I was offered £30 a test by a big firm in Leeds and they wanted 4 a day doing!!! I laughed as I stood up and walk out of the interview....b loody jokers!!lol

or a quick Ze

Mind you difficult to do Zs and Ze tests while driving past at 30 mph

They took the time to drive past??

I thought it was like the energy assessor that did one of my rentals.... He just used Google Maps!!!....... Needless to say I refused to pay, he was threatening to take me to court last I heard!

had a couple of calls for the cost, 4 and 3 bedroom properties. quoted £100 each time. get none of those jobs.
cowboys around do it for £50, without any tests been made.

I don't think anyone on here is going to say it needs replacing, some may even argue that it's not even a c3.
