Hello Gentlemen,

My agent now wants to put in two oil filled radiators in the flat. One under the window and the other on the opposite wall. I did see a few comments before about the economy 7. Bearing in mind that the E7 is on cheap rate, they now tell me that the E7 isnt working and the Agent wants instead to put in two oil filled radiators which are 600kw each.

The tenant doesnt want to use the underfloor heating as it is too expensive to use apparently!
 
Check what standards/regs you need to meet, they have a set budget also for rent allowance, you can get some dodgy types but a friend of rents out 5 flats in this way in Hendon, the one pita person is the English lass who throws cigarette butts out of the window and can be noisy when rowing with her boyfriend, she hasn't had her tenancy renewed but all the others are really nice and look after the flats.

Its worth considering for long term rental at a distance even though you may need to manage any repairs.

I think you'd be better off getting the Economy 7 working and have two small storage heaters in the lounge, even though the modern electric rads are pretty efficient it would still be costly to run them.

Anyway just to let all you lovely gentleman know that I googled and found a company which specialises in repair of Economy 7 and they went in, they stripped it down, and put in a new thermostat, checked the fuses, one had the wrong fuse it! Who did that as it was working when I was there in September, cleaned it all out, put in a new fuse in the CU and it is now working fine, so thankfully I have not had to purchase two oil filled radiators and pay for them to be fixed on the wall and also pay to have new socket put in! Yeh! They were very good and efficient as well. First class service I would say. How often can you say that!!
 
It's about time you changed agents after your post last time.

I agree, but it isnt easy to find one my being in Spain and to be honest I have used three and none of them have been that good. Also if you change mid way, they tent to try to take the tenant! I did have a good one but they were brought out by a larger Estate Agents and it went pear shape after that.

I will change them at the end of this tenancy

It must have been the Agent who changed the fuse, he said he had and he put in a 13A amp when it should have been 20!

I suppose that was because I didnt use his electrician to run a cable from the CU box to the kitchen at a cost ÂŁ1,500!

The electrician I finally got on didnt think it necessary.
