I was called today and asked for my opinion on a report a Landlord has had done. The property is about 17 years old.

These are the 4 items highlighted on the report:

1. 4.4 CU does not comply with amendment 3 fire rating regulations - C3

2. 4.9 Circuits are unidentified at CU - C2

3. 5.11.3 Circuits with cables buried in walls are non RCD protected in various locations - C2

4. 8.1.1 Circuit serving bathroom is non RCD protected - C2

Interestingly the comments says:

The installation has been superceded by the 17th Edition Wiring regs

On the schedule of circuit test results the there is no end to end continuity on the CPC of one of the socket circuits.... not mentioned in the "findings" -

So my codes:

1. C3

2. Comment only

3. C3

4. C3

and for the CPC being non continuous - C2

Oh and the quote for remedial action is change CU to AMD 3 unit and investigate the lack of continuity of the CPC on the socket circuit. Fixed price of ÂŁ350 + VAT

PS :

This is a NICEIC registered sparky and this is lifted directly from their website:

"When you need electrical work carrying out you may want to choose NICEIC registered contractors because this will ensure the level of service you receive is guaranteed. When electricians are registered it means they are monitored and have to abide by the strict guidelines and regulations When applying to join the scheme a contractor must go through an assessment to make sure their level of work is up to the standards of the scheme."

I would C3 the bathroom for no rcd protection
However if there is no supplementary equipotential bonding in place to extraneous metal work in the location then That would make that item inspected a C2.
The unidentifiable circuits , if I thought they may give rise to danger then I would put FI.
If you mean circuits not labelled I would actually C3 it same goes for lack of circuit charts/labels etc.
