EICR for a rental property

hi got an EICR report completed yesterday for a rental property. Still waiting for the report. Told there is one c1 and a number of c2 observations.

Electrician appears to want a lot of money to fix issues. He is also saying if i use someone else to fix issues, i will need to get the EICR redone.

Views?

You have asked for an EICR. He should give you it with the codes as is.
If he doesn’t give you the report, you shouldn’t pay him.

You can then get any other electrician to rectify those issues, who will then issue a certificate to cover their work. This is then kept with the unsatisfactory EICR as proof that the issues have been dealt with.


Out of interest, what things were picked up on the report?
You could photograph the pages, but personal details of the electrician and yourself should be blanked out.

You don't need to get the the EICR redone but some clients do so they have a report with SATISFACTORY on it. If you get the work done and have all of the paperwork to cover all of the issues that were highlighted in the report then that combined with the UNSATISFACTORY EICR means you are compliant.

You are well within your rights to get quotes for remedial works.

Does an EICR need to be updated after remedial work has been carried out?

When you have an inspection of the electrics in your property carried out, the electrician will issue an Electrical Installation Condition Report (EICR) that will identify any hazards that need to be urgently addressed (these will be coded C1 or C2). Once the remedial work has been carried out, there is no need to have another inspection carried out.

However, if you have had these checks carried out to meet your obligations as a private landlord, a copy of the EICR and the certification for the remedial work must be provided to your tenant and to the Local Authority within 28 days of the original EICR being carried out.

So technically you have 28 days but the only concern would be the C1 issue as that represents danger present so that really needs looking at with some urgency.

Your Electrician is using the fact he will issue a SATISFACTORY EICR once the remedials are done to ensure he gets the work.

The only advantage to using him even if he is more expensive (depending on the figures) is if you would prefer an EICR with SATISFACTORY on it. You would have to factor the cost of getting another EICR done if you decide to use someone else and still want a an EICR that says SATISFACTORY.

I have already paid him. he asked for payment immediately. sent me a link. I paid by credit card, he is responding. Just frustrating i cant get the report.

Job posted on rated tradesemen. He responded immediately, provided price and asked to do teh job next morning. I agreed. He didnt tell me it would take days to issue the report.

Ask again for the report to be provided promptly.
You can’t make any informed decisions about remedial work until you have it.

If you have paid by credit card, you have some protection from the card issuer if you buy something and it fails to turn up.

You could report him to trading standards.

He hasn’t given you what you paid for
