EICR issues!

Hi Guys,
I've been a member of this forum for a while now but yet to post a thread until now, could really do wi some advice.
I have been doing EICR's for many years but for the first time today, I was unable to locate the mains water stopcock. The property is a flat in Chelsea and its recently been renovated (worth a few quid). I searched all the usual places but didn't want to start tearing apart their kitchen and removing their professionally fitted appliances, not to mention the well painted/ tiled boxing in both bathrooms.I know even if it is bonded at all, it's only 6mm from the cables at the MET and CU.
It was for a letting agent so had finish the report today, but feel that it's inadequate to just state it as a limitation.
What would u guys do, shall I go back an have another look or, just note it?

If you have a 6mm cable from the MET to some unknown location and the resistance from that cable to the water pipe is low then I would note the inaccessible unchecked water bonding connection as a limitation and the resistance reading.

Best to find it if you can, they will probably need to turn the water off at some point and would want to know where the stop cock is located!

GN3 states if you cant get to connection on pipe , as long as resistance from MET to pipes is 0.05 ohms or below then it is fine

but if that 6mm is more than 16.67m in length, it will be >0.05.

Had this situation many a time. What i usually do is isolate the supply, disconnect all the 6mm2 earthing cables or 10mm2 whatever they may be. Do a continuity wander lead test between water pipe under kitchen sink or accessible water pipe location and each cable at m.e.t / board bar.Record the reading and confirm ohmic value. Label the cable with the lowest reading as 'suspected inaccessible o2 bond' make a note in the limitations box on your cert and advise further investigation subject to client agreement. Job done!

If there is no sign of separate 6 or 10mm2 cables then it is safe to say there is no means of adequate bonding ( if the pipework is not plastic of course)

Took my assessor to a job I had done 3 months prior. Board change and large extension etc.

I knew exactly where the stop cock was, only to find it had been plaster boarded and plastered over, no access whatsoever to use the stopcock !!

Luckily there was a pipe coming out of the new wall that I could demonstrate connection from. The customer was a little surprised too !!!
