Hi,sorry if this is silly question but I am just getting confused,if EICR was done two years ago and valid for 5 years do you need another EICR done when there is change of occupant this year.Thank you for answers and advice.
 
I say change of tenancy overrules any “recommended” time frame by the previous tester.

That way you would know if previous tenant has been doing odd diy jobs.

also, the landlord has to ensure safety of tenants… that can’t be done without testing.
 
I tend to advise the landlords I do work for is five years for reinspection but a cursory annual/change of tenancy check is carried out. Normally just look to see if there's been any changes, general condition of accessories etc, this is normally tied in with changing smoke alarm batteries etc.
 
The PRS Regs are very clear:

Guidance Note 3 (which isn't statutory) confuses matters considerably and talks about "change of occupancy" in table 3.2, but does also advocate an annual "routine check" which is more of a visual check over as @Strima was describing. The main thing is to determine if someone's messed around with it between full inspections.
 
A full EICR every change of tenant is excessive, especially if a landlord had tenants on short 6 month contracts.

As above, a check betweem tenancy changes to see nothing looks to have been disturbed, unless there is cause to dig deeper.

No.

The report asks the inspector to recommend a date for the next EICR. 'Change of tenancy' isn't a date, so the inspector shouldn't be recommending it. From the model form for EICRs:

Subject to the necessary remedial action being taken, I / we recommend that the installation is further inspected and tested by .................(date)

I would add a price for an eicr. they are highly unlikely to put in writing that it must be satisfactory for the order to be placed.
