Spoke to council this afternoon getting a call back tomorrow from them, this will be the second time! Had to do this over the roof... I offered to fix the damn thing for free just as long as he provided scaffolding and mats... Instead he paid his mate roofer (never seen a roof) a stupid amount to do it, which resulted in me fixing his mess anyways.

Some people really shouldn't be renting houses out. Can't believe he wouldn't let you do it. He sounds like a right tool.

This is the problems aswell, have to tred very carefully in these situations, but I have kids in the house, now I have proof and reassurance this place is unsafe, time to let the polite Tennant leave the building, and let the idiotic roofer come out to play!!! Lol
 
I think the landlord would find himself with a much larger problem than rogue traders etc

If they follow the proper procedure for eviction there's nothing the tenant can do about it.

I've seen it a couple of times when I used to do work for a local lettings agent. When tenants asked for reasonable repairs and the quote was a bit expensive it all went quiet for a few months and then I was back there testing the appliances in the empty property ready for the next tenant/victim to move in.

They just say “I can't afford to do it” and obviously it can't be lived in because as you say it's dangerous, so I have no choice but to let you find other accommodation.

Yes, that's an automatic get-out clause in an AST.

Yes PAT, some lettings agencies insist on this for all appliances which belong to tbe property. I'm pretty sure it's just the lettings agencies finding another way to make an easy buck.
