Hi All
A family member has an issue with trying to sell her house and the searches have come back saying there is some additional works required due to her having a loft conversion done about 10 years ago but no paperwork to back it up.

She needs some smoke alarms installed to all levels and a condition report carried out.
I'm sure there wil be some remedials as well following the EICR.

I would have done this for her but I'm based in London so not really worth my while going all that way.

Hope someone can help?

I cannot help with he electrical work as I am even further away, but I would suggest that whilst it may be the opinion of the purchaser that the work needs doing it is not the opinion of the seller and so this is down to the purchaser to arrange once they have ownership of the property, this would be a lot simpler and cheaper for your family member even if they drop the price by ÂŁ500.
 
I have already said this to her but she has struggled to get a buyer for a while and this person offered her a low offer that she accepted and now wants the report and smokes done at her cost. The buyer has been offered an indemnity insurance but is not interested.
I can see where he is coming from as she told me her late husband did the wiring of the loft room so god knows what kind of condition it is in.

Where in Devon, its a big county!
 
Ive got a similar issue with someones extension, the extension is done ok, was about 7 years ago, but the bloke did all the wiring himself, its a bit of a pigs ear, but it works and tests ok now I have fiddled it a little bit.

Building control refuse to sign it off as there is no EIC.
