Help please - has anything changed on EPc requirements on landlords supply? Does an epc/exemption need doing for the communal areas or not as I am getting conflicting information and not registered one like this for ages!
 
Depends on the detail of the metering.

If the landlord has the only MPAN meter and uses his own meters to sub-meter to tenants then the whole building would be classed as the 'site' under FiT terms and an EPC would be needed.

If each individual tenant has their own MPAN meter then it could be argued that the 'site' is only the landlord's part of the building and if that does not have any heating then it could be exempt from the EPC requirement. If there is heating in the communal area then it is going to need an EPC.

Thank you Ted - that was always my understanding. npower are telling me that an EPC for one of the flats would be ok (its a new build), i've spoken to 2 people there. I wondered whether the rules had changed and I missed it? They have sent me this bit of the Ofgem blurb to support what they have told me - which makes sense.

"A combination of “relevant” and non- “relevant buildings”: must provide one EPC for any of the relevant buildings."
 
The combination of relevant and non-relevant buildings only applies when they are all on the same 'site' - i.e. they are all served by electricity from a single MPAN meter.
