Hi All

I have been asked to quote for inspecting a block of flats with their Fire Alarms and Emergency Lighting on an annual basis for the next 3 years.

Any advise on how to price this one up?
 
I installed the system in the first place, but the customer has been asked by the fire officer to have it tested every 6 months

It should be tested periodically,

Visual check of the panel for faults etc - daily

Functional check- drop a call point and check for audibility- weekly

Service- smoke heads, drop call points, audio levels, battery status, etc etc- every 6 months

All mandatory and all should be logged in the log book.

If you complete the service, you personally are taking responsibility for that install
 
As to time & cost.....one 20 minute of all EM lighting, and 50% test of the fire alarm Then 3hr test of Em and further 50% of fire. testing to including, call points, smokes and heats using solo equipment. Test of batteries, using discharge method, and not a multimeter. Test and operation of control panel, interfaces for shutdown, and as this is a block, check entry system opening and any extraction vents. Would suggest Electrical scam certificates for fire alarms, do not really contain enough information, so worth adding test schedule, showing check list of tests and values measured. A note can be then added on cert stating "see testing schedule for full report.
Depending on size, at least 1 hour for first visit, and has to be 3 hours for second, plus travel, time writing certs, smoke cost....big blue chip company £300+, decent firm £180-£240 per year. Insurance company will need to be informed as you will require added insurance categories to cover you works ....hope this is some guidance..

I'd of thought an hour was a bit of an under estimation, it'll take that sort of time to set yourself up ready for testing the installations!! lol!!
 
Professionals E54....straight in, em test switches all off......then get on with testing fire alarm....smoke cup of tea.....walk around checking em lights.....switches back on....off to next one
