tho really mx,id see exactly what the clients want,they may want a sytem that covers the flats and communal areas,not knowing the layout of the buiding tho it sounds a nice place to live,they may want an addressable system with sounder bases etc,that will involve a subby for programming etc but plenty sparks and small fire co's will be able to help you out,its an earner as you will be wiring it etc
 
Well it's not appropriate for a ÂŁ3.5M St John's Wood flat but for us domestiques;
Kidde sell a "surface pattress complete with 8A relay" which I have used to trigger emergency lighting.
IIRC it has normally open and normally closed outputs. Cheap and very easy to fit, it just goes underneath the mains smoke/heat detector.

If the flats are ÂŁ3.5million each a full addressable fire alarm linked to the landlords panel will most definteley be what they are looking for , nobody in a 3.5mill flat is wanting to have to try and locate a fire by actually looking they want to see it on a display screen LoL.

You will be governed by the designers on this one and i am more than certain the fire officer will want his two pennies worth aswell, and building control probably .

Ask for a full Spec and go from there.

Building control will mostly request only communial areas be covered. indiviual flats will usually have indipendent mains powered smokes. As alarm man has stated a covential panel will be fine using a zone per floor (ie 2 floors 2 zones) after 4 floors possibly easy to then look a addressable. Other solutions are to use 230v door retainers and interface with with a relay. Domestic Part 6 detection would not generally be used unless the building was classed as a house coversion, so part 1 would stand in this situation.
 
in hindsight if these flats are worth 3.5 mill each,say theres 10 thats over 35 mill worth of property,id want a full addressable system,a good one at that by a national fire company,cause and effects etc not to rely on domestic smoke detectors,im sure the insurance companies will have their say too..
 
Weather a council block of flats or 35 million private block of flats building control will have the final say.
From a design point of view, an addressable system would aid any futher additions to the project
