im in castleford, west yorkshire for those that have asked...but a couple of hundred really is something I dont have...not cant fford, actually.dont have :( guess im waiting on the estate agents sorting things out. my email for those that have askes is [email protected]
 
well you may get a spark here to come around and take a quick gander and write something about the board issue, I wish I could help mate but probably 200 miles away from you, sorry.
 
as it stands I will be pushing to have the estate agent or landlord send someone out, but if anyone on here is close by let me know and if I do have to call anyone out myself for whatever reason Ill put you first on the list.
 
Hi perjubs. You said in your original post that the estate agent told you the place had been checked before you moved in. I would ask him for a copy of this report as the electrician you have booked in needs to see it when he turns up. This is standard practice for an inspection. If you get a copy you could post it here or show it to any electrician you get round.
If it differs from the curent state of affairs you could hav a leg to stand on. If the agent says "errr we seem to have misplaced that document..." then tell him he better get someone round to inspect and produce a report.
even a visual "landlords" inspection should have picked up the missing blanks in the board.
 
the only thing that looks bad from the photo is the missing blanks, and that's a simple fix. as for a report, the cost will depend on the extent of the report. a visual inspection with written report generally about ÂŁ50, up to a full test/inspection around ÂŁ200. in your case a visual would give you ammunition for the agent, but would not detect any underlying defects. in any case, as has been said a few posts ago, the agent or landlord should have the last report.
 
Well my guess of front cover falling off was wrong (not what I had in my mind) but Seems my Proteus theory of assuming bad workmanship whenever I see one still holds ground :lol:
 
The OP is from Castleford near my neck of the woods. For ÂŁ50 I'll go round and sort this out for him and send the bill to the agent to get his money back. A very stiff letter will be given with the receipt. I'll e-mail the op.
 
Perjubs, you could get in touch with the Environmental Health Officer at the local council, they can serve an enforcement notice on the landlord to get this fixed. You could mention to the letting agent that you intend to do this and mention they should have picked up on this issue under HHSRS. That may prompt them to send a spark out rather than having EHO involved.
