Went to view a new house today, only completed a year or so ago and first occupant. As always, I check the CU to see if all is in order...bugger me!!!
No rcd protection anywhere and only 1 rcbo covering the central heating. I dragged the wife out...
 
shoddy job as well...sockets different heights, no power for appliances under worktops (spaces were there though), socket under the sink for the washer, extractor fan in toilet at waist height etc etc
My thinking was if they hace cut corners on the electrical, what else has been done badly?
 
Would a newbuild only a year old still be under guarantee? Do you think that there has been tampering at the board.....I mean its hard to believe that a 1 year old house doesn`t enjoy RCD protection as per the 17th (2008). Could you not go back under the guise of a second viewing...and take an MFT with you.....bet some "faults" are found......i know its not really cosha to do that but it will give you an idea of whats been going on there.....

If the house is presently occupied then this isn`t really a goer though is it..........
 
Looks like you done the right thing,if there is no certs or nhbc warranty run a mile,id prefer to buy an old house thats been around 50+years,who knows how they are thrown up know,its not just our trade that has had people throwing their hand at all trades,its a buyers market so more choice,builder probably chucked the wiring in himself.:angry_smile:
