Went to view a new house today, only completed a year or so ago and first occupant. As always, I check the CU to see if all is in order...bugger me!!!
No rcd protection anywhere and only 1 rcbo covering the central heating. I dragged the wife out...
 
How can houses of less than 2 years old have been on the open market for sale if they don't even reach elec instal standards ? I can't see how when if someone wants to add an extra circuit to a perfectly safe and up to date instalation they have to have a qualified sparks and get certs and full testing. How could the property be all legit and safe.

It would depend on the installation method as rob says.....If cables are buried at a depth of less than 50mm and are not given protection from nails and screws and the like by running them in an earthed metalic conduit or trunking....then additional protection by means of an rcd with a residual opperating current not exeeding 30mA.......
 
me and the missis went look at house on friday to rent the gas pipe feeding where the cooker is suppose to go was uncapped thankfully the gas was off.
sockets hanging off the wall and you could see that there was no earth on atleast 1 of them light switches smashed and the consumer unit didnt have blanks in and you could see the busbar it was knee height and my 12 month son was walking around before i saw that

before we walked in the house the land lady made it clear to us she had gas and elec certs we soon walked out after i told her the house is a deathtrap

dodgy landlords are scum

Should have pointed out the 1s and 2s to her n all as you were leaving..lol........
 
Now I am not saying it is a good installation, but am led to believe planning permission lasts for 5 years so if it was designed to 16th edition maybe RCDs are not required.
Even if planning permission is granted years ago, at the time of installation all aspects must comply to regulations in force.
 
Not necessarily, if the electrics is designed to16th edition at time of planning permission then it can be installed to that specification.

That is contractually and lawfully correct!! The housing project could have quite reasonably have been been issued full planning permission, complete with all services being shown in the submittal. However, as a housing development, i would have thought that it would have been in the interests of the builders to incorporate the latest electrical standards as a selling point... But i might be being a little niaeve!! lol!
 
Any installations designed after 30th of June 2008 must comply with BS7671:2008.
As such any installation designed before that date would be allowed to be designed, installed and Inspected & Tested to BS7671:2004 (16th edition).
As is the case with the Olympic Village.
 
Wasn't it BS7671 (2008) the first edition of the 17th edition so therefore only 3 year ago?
