new build certification

Got a call the other day to look at a couple of 3 bed new build houses.
one house is complete and the other has been first fixed with everything on show. no boarding out at all.
guy thats wired em both works for local electrical installation company but has no scheme badge of his own.
this is obviously were the jobs gone ---- up.
owner wants to sell the finished property so he can complete second.
obviously with out a cert for building regs its going nowhere.
had a good look round first fix and standard is good and everything is right .
would you take both on and finish and cert both or just do the unfinished property.
i know where not surpose to certify other peoples work ,what's everyone's opinon on it.

Personally I would only take on the unfinished one. There is no way of telling if the completed one has been finished to the same standard as the first-could of have had anyone working on it.

It's your name on the cert at the end of the day and if anything serious goes wrong you're liable!!
When the bloke has sold it there will be a householder with your cert and phone no. in his hand. If there are any faults you'll end up having to put them right. You won't really be able to refuse as they could end up complaining to your registration scheme!!! Plus you know it's against the rules anyway.

Just done a similar job!

I did a PIR on the finished project, which building control said they would be happy with. (Incomplete ring on CPC)

Completed the part finished work and have issued EIC for my works as they are mostly mine and a PIR for the circuits I have not touched.

Ask your client to confirm with your local building control that a PIR is acceptable for the finished property.

It would be a shame to risk losing business over this.

I think if you explain the situation to the LABC, even if you have to do more work, they more often than not will happy to accept a PIR.

well this turned out to be the job from hell ,removed CU cover to reveal a tangled bowl of spagetti,half circuts marked and no blanks fitted so finger access nice.
not a good start ,and it all went down hill from there.
2 days to test & put all defects right of which there were about 20 on a finished 3 bed new build & remote garage.
i was assured the guy that done it was all singing all dancing.
think he's the tea boy more like & should stick to that.
PIR the only sensible option.

yep got one final problem done all tests but have problem with down stairs ring.
there's only one of them for the whole ground floor including kitchen !
its sort of open plan kitchen to living room area.
its less than 100 square meters in total but kitchen should be on its own ring with the high demand.
any thoughts on a periodic would it be marked as a code 4 or is it more serious.

Im not entirely sure there is a reg for that.

Whilst kitchens SHOULD be on their own RFC i dont think its a fail if it hasnt.

Just not ideal.

yep jason its not something you'd expect to see on any new installation really ,rewire or new build.
433.1.5 mention's consideration for seperate circuts /sharing of load but thats it, nothing set in stone.
