Hello,

I've just been viewing a house to buy, everything seems to be pretty newish apart from the fuse box. It is an old type in need of renewal.

The box has got a main switch and 5 or 6 fuses, can't remember now.
Is this an expensive job, replacing the fuse box, full test and certification?


I guess that the wiring might be a bit dated as well. Is there any chance that this property still has old India-rubber (VIR) cables?
PVC cables have been used generally since about '60s, the property is about 30 years old.

If it's about 30 years old then it will almost certainly be all in PVC. If the wiring hasn't been "messed about with" too much and everything is in good order, then you will most likely only need earthing/bonding upgrades in addition to the CU.
Without seeing it, I would think around ÂŁ400-ÂŁ500 ballpark figure.

Edit... If you go ahead with the purchase, make sure that you employ a Part P registered electrician to carry out this work, as it is notifiable to building control.
 
Your link took me to a page warning me that hot linking is theft so it's guess work from here. I'm assuming that your CU is an old Wylex type with rewireable fuses. These are old and you would benefit from an up to date model with more modern protection. However, only a proper inspection would reveal this. The unit should not be condemned just because of it's age and non compliance with current regulations.
There is a chance that the wiring is shot but once again only inspection and testing will confirm this, do not believe anyone who comes in to your home, takes a glance and tells you you need to rewire.

Agree with trev. An upgrade wouldn't necessarily be required. The only thing I have found over the years is that most people, when moving in to a new home, require some additional/altered wiring which would need RCD protection. Better to start out with a new board if this is likely.
