I have a Landlord who has been told that in his bedsits the fridge & Baby Belling cooker should be connected by a sw/f/spur so that they dont have to be tested. Does this testing only apply to appliances supplied with the Letting.

Bit confused here going through this thread and I am amazed how people think fixed appliances should not be tested under ISI&TEE and yes we call it PAT but this is just a term that people use it also does not help as it perpetuates the myth that it is only Portable appliances that are tested So if you are getting into "PAT" then you need to read the COPs
 
What I am asking is, do the following have to be tested, Electric shower, Kit O/S Waterheater, Handwash over washbasin, Downflow heaters & panel heaters,
Extractor fans, Imm/heater.
Also what about the tenants appliances ?
 
The landlord is only responsable for the equipment he supplies when I go to a job I always say to the tenant make sure its not any of your gear I am testing as the landlord will charge you for this . Got caught once like this when the tenant was just being smart ever since I always say the same thing and it works
 
There isnt that what the new COPs is about to stop PAT companies telling you that you need it done every year it is always been risk based so in other words the duty holder ie the customer must access the risk so for example if I am asked to do a PAT for a landlord I cannot put a retest date on the label I have to leave that blank one landlord said to me well if this is the case then I will get it done every 18-24 months instead of every 12 months. Sadly the people in charge of PAT should have clarified this so if not sure use the table in the COP as a guide.

Remember be careful about advising the retest period me I say well I would recommend --- but legally its your decision. Also landlord are a lot more savvy than you think one beside me was told he had to get a RCD 17th edition CU turns out is old 3036 CU ticked all the boxes so he persued the electrician and got ALL of his money back because he was wrong to say it in the first place
