Regs re property sale?

Morning all, ive completely lost contact with the situation of Regs and testing when selling/buying a property! i think i knew what was involved when HIPS was current, as i understand it now, things have changed, so could someone tell me how things work now please, if i were to sell a property, would i have to get the installation tested, if so who by? what forms are involved? and if i were to purchase a property, what should i expect to be handed on completion as regards a satisfactory installation? Any advice gratefully recieved.

Electrical testing for the purposes described is not required


As a seller,any notifiable work carried out since 2005 should have been logged with building control and can be checked with them
Certification for that installation work should also be available
The seller only has responsibility to tick yes or no to the question,has electrical work been carried out since 2005

In all other cases it is not compulsory for any certification, whether you be the buyer or seller
As a buyer/seller it may be advantages to have a periodic inspection report carried out by a competent electrician,preferably one who posses city +guilds 2391
Remembering that anybody can carry out this work, competent or not, theres nothing to prevent anybody making out a report

They may not be competent to do so,therefore, make sure the person doing the report is qualified as an individual not the company or if they are Niceic registered,it means nothing as far as competence is concerned
Dont be mugged by someone, eg an estate agent etc,advising to have someone who is Niceic registered, or one of the others for that matter, being sufficiently qualified,most are not,make sure the person himself is 2391 and experienced

Purchasing a property is just the opposite
No requirement for the seller to produce anything,sold as seen
Even where there is a pir available,do not take it at face value members ofa scheme or otherwise, of the issuing company
They may not actually be competent even though they are registered installers
It is better to have this carried out by a competent person of your choice

So in a nutshell, there is no regulation of electrical safety, or the competence of the person, or registered firm, carrying out the work,its your problem if you want re assurance of the safety of the installation
