The guy who carried out the EICR should have referenced each defect to a reg that it's contravening. If he hasn't he has not carried out his side of the bargain, tell them to contact him to ask which regulation he is referring to.
After telling them there is no requirement for it and asking if the owner wants them installed of course.
 
If he has coded it a 3 then its only a recommendation and the EICR should show satisfactory if it was the only code given.

I know a lot of rentals insist on smokes for the purpose of tenants and this maybe why the EICR made reference to them.
 
I generally use a code C3 in instances where compliance with current Regulations is not met, but met the requirements of the Regulations in force at the time of construction/ design of the installation.
EICRs conducted to BS7671 should also take into consideration the requirements of any other Regulations that may apply to the installation being inspected.
 
I thought smoke alarms are worth noting in report but should not be given classification code. In which case the work would improve the safety but that can be achieved by fitting 10yr battery alarms much cheaper
 
theres an argument between some sparks i no that they should be on there own circut and some say its better to come of lighting circut because if the breakers were to trip at least you would reset the lighting circut one or at least beaware of it as you would be in darkness

As far as I am aware there is no argument and supplies are stipulated by BS5839. Grade A warrants its own supply as the panel is monitoring, but grade d on a well used lighting circuit as no monitoring. As I do not hold a copy of the BS I cannot be sure, if I'm wrong it will swiftly be pointed out.

Am I the only person thinking why the sparky carrying out the EICR was not asked to rectify the faults?
