I need a fire alarm installing in a house that was converted into flats 30 years ago. It comprises 3 units. Ground floor and basement maisonette, 1st floor flat, 2nd floor flat. There is a communal entrance hall and internal staircase serving the front doors of each unit.
The fire risk assessment states the existing system no longer complies and we need to meet the requirements of the LACOS fire safety guide. This requires a Grade A:LD2 system in the common areas with an interlinked heat alarm in each flat in the room/lobby opening onto the escape route.
The FRA also asks for Grade D:LD3 coverage in each flat (non interlinked smoke detectors). This is not part of the communal system so is the responsibility of the individual owners.
Rather than have conduit or surface mounted cabling everywhere I want to use a wireless system.
As far as I can tell I need the following :
Fire alarm control panel in entrance hall wired to a dedicated spur. My electrician is providing the spur.
Interlinked smoke detectors in the common parts on each level (ground, 1st, 2nd). Probably sufficient to have sounder base on just the 1st Flr detector.
Interlinked heat detectors in each flat on each level with sounder bases (basement, ground, 1st, 2nd)
Call points in the common parts (ground, 1st, 2nd)
I have had a price for doing this but the company proposed a conventional panel with a separate translator module. The pictures I have seen of proper wireless panels look much better. They also never return calls so I am not inclined to use them as I want someone to also do the ongoing maintenance.
You need to be able to properly certify the new system and provide appropriate paperwork.
Anyone seriously interested? I have a figure in mind so this can all be agreed very quickly.
