hi my first time on great site .turned up at customers house to suposeable quote for new consumer unit. the customer only picked up the keys to there dream house today on inspection there was no earth rod ,gas bonding ,water bonding, old v60 not operating,it gets better removed cu cover to find rubber cableing to most circuits, joining block connections everywhere in loft space ,gu10 with no fire hoods, customer asked for rewire qoute ,concrete floors solid walls etc, told them best possiable price 2800.. customer decided furniture was more important and wanted my resurance the electrics are safe for a couple more years which i said needs urgent attention. why do suyveyors not reccomend that a periodic report is done on there report.

New paintwork, furniture, double glazing, revamped kitchen, thats the top four of the must have list
Rewiring comes somewhere between 43 and 44, just after garden turf and bog rolls

If they want reassurance for that lot, present them with a set of Marigolds

HIPS are already suspended, yes. But the EPC stuff is EU legislation and here to stay in one guise or another. I understood that the energy performance bits + some new stuff (hence the rumours) was to be introduced around the end of the year.

Typical, I would not give them the reassurance it will be ok and I think your quote is very reasonable as long as it is unoccupied. I would be advising them of the benefits of a full rewire. My advice is walk away if they refuse and let them get on with it. How many times do we have to hear stories like this, nobody seems to give a ---- when you offer professional advice.
