Has anybody had any dealings with having to install any of these?
I understand that they are used within hospitals and schools...

My question is do they do a system which is small enough to be viable for the common areas within four flats?

It only need to run 500w of lighting...

Yes simple replace existing fitting with bulk or other self contained unit, and switch to non maintained status, gets rid of wiring and ups giving standard 3 hour duration.
