I am currently building a 3 bed end terrace on my existing property. Ive had a couple of quotes but they seem a bit steep. Can anyone give me an idea of cost if i give them the full spec of what is to be installed? Or better still give me an actual quote. Property is only at footing stage at present so site visit wont be necessary. I need to set a budget but the prices i am getting are higher than i expected.

What are the size and quantities of rooms
What quantities per room
What type accessories do you require
Will you require sub main
Is there a gararge
Anything going in the loft
Do you require cat 5/6 wiring
Aerial outlets
Telephone points
Showers
Shavers
100 and one other questions

What range of prices were too steep ?

A word of warning,it may not apply to yourself

The majority of the public have no inkling of the amount of work and material cost and overheads that go into electrical installation
Actually having a profit at the end to live on is ommited
They see a couple of items stuck on the wall and dont realise what as been undertaken for them to appear
A plastered wall or a couple of windows and the appreciation of whats involved is multiplied enormously

You say you have had a couple of quotes,then I would suggest that they probably reflect the actual value of the work you would be getting

Anyway here is the spec. I live in the midlands.


There are 3 bedrooms,kitchen,dining room,living room,bathroom and stairs and landing with a cupbord to house the boiler.
Bed 1 will have 6 LV recessed downlighters with 2 way switching.wall switch and pull cord above the bed. 4 twin sockets. 1 extra high level twin socket with an aerial oulet as we will be putting tv's on wall mounted brackets. we dont want Tv wires hanging down thw walls.

Bed 2 will have 4 LV recessed downlighters on 1 way switch. Ther is a cupboard in this room so that will need a batten lampholder and a 1 way switch outside of the cupboard door.3 twin sockets. 1 extra high level twin socket and aerial outlet. TV Aerial to be installed in loft with splitter/booster box.

Bed 3 will have 4 LV recessed downlighters with 1 way switch. 5 twin sockets. 1 extra high level twin socket and aerial outlet.

Hallway and landing will have 4 LV recessed downlighters on the landing with 2 way switching and 2 LV recessed downlighters at the bottom of the stairs with 1 way switch. Obviously this will be a 2 gang switch to control both sets of lights. 1 single socket. Switched spur for boiler cupboard and cable installed for boiler room stat. There will also be 2 mains smoke detectors on radial circuit

Living room will have 2 pendant light fiitings on two way switching. 2 wall lights on 1 way switching. 4 twin sockets.

Kitchen will have 7 LV recessed downlighters on 2 way switching. Also provide switching and cabling for kitchen cabinet lighting. 4 socket outlets. 1 radial circuit for the cooker outlet and 1 radial circuit for the fridge.

Dining room will have 1 pendant light fitting on 2 way switching. 3 twin socket outlets. Unswitched spur for the burglar alarm panel. Counsumer unit will also be sited in this room. Also install external meter box to house electric meter.

there is also a front canopy on the proerty which will require 6 LV recessed downlighters and PIR. Manual overide switch in hallway.

Please price this from a labour only perpective because obviously the specification of the fittings has not been decided yet and would be difficult for anyone to price.
