Our property was professionally rewired, fitted with a new RCD consumer unit and certificated a year ago. The flat subsequently suffered water damage and mould which took several months to dry. The tenant insists the law says we have to have the wiring checked. Our electrician said this isn’t necessary due to the property now being dry and the very sensitive consumer unit will alert any problems. He said a complete check would necessitate opening up concrete walls. Could anyone confirm please?
 
It would all depend on how badly flooded the property was. Was the CU submerged?
 
The law requires you to have safe electrics
I would have thought the insurance company dealing with the flood would also want some present day status confirmation

A few basic tests to confirm the status of the wiring and opening/changing some accessories where affected,it should be non disruptive and most of all reassuring to the tenant and yourself that the system has been addressed

What is involved seems insignificant in the great scheme of things
Happy tenant
Electrics checked as safe
Accessories checked against deterioration
