My question is.....With the release of amendment 2 on 28th March '22, would an EICR on a purpose built student accommodation or HMO fail the EICR due to it not having AFDD's on the circuits feeding socket outlets if they are tested between 28th March '22...
But surely if the earth to the DB was disconnected along with the gas bond, then that would disconnect the CPC's to boiler and cooker circuits? That's what I did and still had a very low ohm reading between the water pipe from the main earth block of around 0.04 ohms. That tells me the water...
In answer to your question, yes tests were done with gas bond removed. I even temporary removed earth to DB to hopefully eliminate any other possible paths (boiler supply etc) and still had good readings on water.
I'm a bit wary of giving a C3 as if the gas bond was removed for some reason...

OK big thanks guys. Makes sense to be imperial size due to age. It just looked smaller than standard new 6mm earth but sometimes hard to tell.
So my best bet is to leave alone. Leave earth block in place and just upgrade gas + water bonds and new earth to a new DB from the existing earth block...
I have just carried out an EICR at an old property and found this issue with the main earthing conductor.
It has a TN-S system but the earthing conductor emerging from within the taped up tar coating just before the cut out is only 4mm2 of (what looks like) steel wire armourings. It is 100mm...
If your electrician has "failed" the installation based on the reason your consumer unit is not split load then you should find yourself another sparkie! A genuine inspector would have just given a recommendation for this issue. Obviously I can't comment on other issues on the report as you have...
Sounds like the electrician is trying to get more work out of you!
Although any new builds or consumer unit replacements should be split load or ideally individual RCBO's, that doesn't mean to say yours needs replacing. It complied at the time it was installed and all circuits are RCD protected...

I am 1st fixing an extension and in one area there is no wall space (glass walls like a sun lounge) for any sockets although customer insists he wants a power point in the corner.
I suggested a floor socket as the floor is due to be insulated and screeded.
