Doing a EICR on a house.

Situation

Radial on a 20A MCB
20 Sockets on Radial
Each socket on that radial has only 1 x 2.5mm T&E going to each socket

Am I right to think that the person who did the work (the landlord) has spared off a JB in above the roof to each socket

From looking at the rest of the house, there are several C1s, C2s, and loads of C3s (4 pages in total) - including no bonding and only a 2mm cable from main earth (TN-S) to CU

Also am I right in thinking this is a C3 as it is not dangerous even if a fault occurs???
 
It's likely that after you've spent all your time doing the EICR the landlord will get another sparks who will quote alot cheaper than 4 months rent to do the remedial work....or use thier cheap quote to batter your price down (as they will know it's in your own interests to do the job as your living there).

Personaly i'd be tempted to rent somewhere else that's safer quoteing the fact electrics are dangerous so you want your deposit back with no more payments to be made.

With the Electrics being this bad god only knows what other shoddy work has been done without being notified....especialy in regards to the aforementioned gas boiler and fires.

Pack up,ship out and leggit to a safer home...
 
I just had a full Gas safety check last week - which I paid for (didn't trust the landlords one as it didn't have it all filled in correctly - nor did it have a gas safe number on it)
It failed on 2 things - bonding and the other being the overflow value (which lets out steam) was not going all the way to the floor. - just above head height - would burn someone walking by

There are several over things that needs doing apart from the electrics - replace carpets, replace the drive way (materials supplied by landlord), garden needs dealing with as it is all overgrown - may need ripping up and replanting, holes to be filled on outside wall, replace porch (materials supplied by landlord), repaint the outside (agent doing this)

I was going to do most of the jobs that needs doing for the 4 months rent - payable over a period (say 10 months) so the landlord gets his money every month with a deducted amount - with the condition that I cant be evicted as well - and if I am evicted then outstanding amount is payable immeditally - I dont want to pack my bags and leave as the area is fantastic and the views are worth so much more than I am paying in rent
 
sounds like an awful lot of work for 4 months rent, are you sure its worth it? Also are you going to have a chance to appreciate these views, you will be slogging your guts out .
