Evening fella's, I'm doing a building tomorrow which contains 5 one bed flats, the building is number 1 on the street, would one EICR surfice, defects could be split into the different flats , or should I do 5 EICR's!
 
If each flat has it's own CU/DB then it's individual ones. If it's one covering the whole lot then one EICR should cover it.
 
Bit different but I've just done an office block, all one company. 4 floors each with own meter plus meter for landlord/communal. i did 5 individual reports.
 
If they have their own supply or split supply (service block after meter) they are considered as a separate installation and need their own eicr, if there are more than one cu but they are supplied from a cu on the same supply further up the system then you can use continuation sheets for the same eicr,

with a it's own supply you will have a different ze pfc and possibly tails, earth and bonding sizes and main switch, all which have their own condition report on the last few pages of the report

Building turned out to be 3 phase , 5 flats and a communal hallway, some flats had 2 CU 's because of the add ons, in total there was 11 CCU's! Covering the 6 reports that need doing, plenty of issues as you would expect.

I inspected 50% of all accessories, IR to earth all circuits in parallel, R2, ZS and RCD where required

Out of interest what would you charge
