Hi all

I have recently started a job in building services maintenance. Coming from a domestic background, this is turning into a steep learning curve as they have thrown me in at the deep end and left to get on with it as an electrician knows everything right!? Anyway, my main concern is boiler houses and the heating controls. Everything seems ancient and built by Satchwell. Is there any info out there or good books explaining about interlocks and control panels etc as it's all a bit daunting and different to the domestic Y plans I have been used to. Most of the guys on this firm are gas/ combustion engineers and they won't touch any of it!

The reason they took me on is because they lost their qualified supervisor and I was an ECA Qs. Secondly, I worked fir a national heating manufacturer of domestic products such as thermal stores so they saw that I knew a bit more about panels than the average house basher. I have experience of three phase commercial work just not heating plant and chillers. That's why I need some resources to figure out how it works. The photo's posted are spot on to some of the smaller rooms I have been sent to.

sry to say you wont find much in regards to resources the best case might be able to find so old drawing/install/ wiring diagrams on the net maybe speak to marvo (think he builds pannels) he might be able to answer any question long shot i know or maybe speak to Honeywell tech and see if you could go on one of there courses
 
I appreciate everyone's concerns but it's not exactly helpful unless you want me to quit the job. I am looking for books on commercial plant not a lecture. The company take on emergency lighting, fire, general residential and office maintenance. They employ 20 gas engineers, 2 sparks and an ac guy. Most of their work is residential boiler houses which are maintained by the gas engineers unless there is an electrical issue out of their remit. That's where I am expected to know more than them about plant! Sadly at this stage I will be looking else where as nobody is interested. As long as they have a qs to sign off certs when needed. The job was sold to me as an inspection and testing position with ppms and emergency lighting. Not boiler plant.
 
The boiler systems will most likely have been designed specifically to each installation, along with the controls.
If no drawings/info is available then I'm afraid the only real option is to use your knowledge and experience to work it out.

you should have said that your position is to test and inspect.

if its not leaking, burning and running as it should then its generally ok, the usual tests on the pump sets etc.

looking at the set up you could isolate one pump from each set then test it but you need to check if it is manual changeover.

some are designed to be manually swapped every so many months but a hospital ive worked at for example example hasnt done this for 10 years.
 
And if your job description is inspection and testing and emergency lighting then I think you have a fair case to go to your emitters and tell them that it is neither within your current knowledge or job description.

as dave has said you wont find two/ there are no set plans for every boiler room each is different so you wont find a general plans or documentation
 
Google weather compensation and get reading. next time you get a chance take pictures of what you are working on go home and google find manuf info and keep it. Im not sure if honeywell do anything worthwhile course wise, there might be some useful info somewhere on their site.

I used to have a set,before I gave them to Tony,I don't know whether they caused him sleepless nights or helped him through them,all Ido know is that for ages after he got them every time I rang him he had his nose in one.lol

I think there maybe some irony lurking in there.
It's probably easier to learn and understand basic electrical theory, than it is to get one's head around BS7671 Doublespeak!
