Main problem with the observations, is that they are badly worded.
Observation 1 for instance:
There is no requirement for there to be an earth between the metal front to the back box.
There is a requirement to earth exposed conductive-parts, which the back box could arguably be considered as such (if it’s metal).
As such the observation should be metal back boxes not earthed (or something similar).

Observation 4 is something that would be expected, because the cables would be longer. Not in itself an issue.

Observation 5 is not an issue.

Observation 11.
There are 3 voltage bands:
ELV (up to 50V), LV (50V to 1000V) and HV (above 1000V).
So to say that the voltage is not LV, means it is either ELV (good), or HV (very bad and also very unlikely).
The lack of earth may well be because the fitting is double insulated.

There’s quite a few there that are not issues, and some which are issues, but not necessarily related to the work conducted in 2005 and 2007.

Also in the test schedule the Zs values for sockets look dubious..

I find EICRs like this very frustrating, they are used as a legal document, a tool for knocking thousands off the price of houses, so come on let’s at least do a proper professional job of them

There is a blank missing at the consumer unit

I find EICRs like this very frustrating, they are used as a legal document, a tool for knocking thousands off the price of houses, so come on let’s at least do a proper professional job of them

It's ok in our case we're not knocking £1000s off for this report.

Thanks for your replies. Much appreciated. It would - on a general level - be quite interesting to get 3 electricians to do an EICR on the same property and see what was / wasn't picked up. Not as a finger-pointing exercise but simply to see what different interpretations or focuses there may be.

I wonder why he is still using 17th Edition EICR.
On a side note, to NAPIT, as a tutor I am forever trying to get students to use correct terminology and then I see "main earthing conductor" and "figure of 8 test" on this document.

That's not the fault of C&G, more the companies that deliver the courses who falsely promise. There is actually a declaration for students to sign that they will not be electricians when they finish but improvers/mates
