The contractor is also saying that it is illegal to have other peoples (i.e. the other flats) electrical cables running through our flat. Is this correct? They already run through our flat, and there is no where else to put them given we are lower ground. (its a conservation area so unfortunately can't put them on the outside wall either but thanks for the suggestion). Presumably as long as the trunking is fire rated and access points at junction boxes it is ok?

Then ask them to specify exactly which act of parliament they are referring to when they say it is illegal.

Why do you think that trunking needs to be fire rated? Or even that trunking is needed?

As above, ask the contractor to state where he got this info from. Get them to show you this 'law' in writing.

Many flats have services for other properties running though them.

What does the LANDLORD say about your changes?

Can we agree, there is nothing wrong with jointing a cable
If we didn't have jointed cables,we would all be having a power plant on every street corner :)

There are suitable joints that are made correctly and there is rubbish
Obviously a straight run cable has one less point for a potential breakdown, but the situations require what is best for many reasons
If it can be extended safely whilst reducing disruption,it would seem to be the best course of action

Hi All,

Thanks very much for the responses. We got fed up with the contractor saying what our electrician was proposing was illegal - it made no sense - as you say jointing and extending (single phase - not 3-phase - sorry) when done correctly must be essential, otherwise how would you renovate in multi-tenanted properties? and the rest. We phoned back our electrician to double check what he was proposing, and then called Building Control to check they were satisfied. They were. Freeholder and leaseholders also are fine with us extending cables all in metal trunking (so no one puts a nail through in the future) and having accessible joint boxes - they know where the boxes will be, and don't want the disruption of us re wiring their flats with armoured cabling. Fire separation maintained between flats and separating floors, and at service penetrations. Needless to say we have taken this section of work out the contract with the contractor... now considering doing the same with the rest of the electrics. Thanks again, appreciate it.

Its great when people get back to us with what they are actually doing. Ta..
