hi,im after a bit of advice,iv been asked to quote a full rewire on a traditional 3 bed semi,can anyone advice on a reliastic price for this work,also what are the average cable usages on an average job .i know it depends on the property but im just after average,thanks
 
Depends on location, is the house empty or occuipied, are there little extras like old coal sheds, outside toilets converted into store rooms that need lights and power etc.

I would say that a 7-10 rewire would be around 1400 to 2000 for labour and then your material. Again you are going to have to factor in Data runs. Television, Fire alarms, telephones as most will reqire this now.

As for cable well traditional ring finals could use anything from 100-150mts of 2.5, if you use Radials then to be honest it is how you design it.

Lighting I would say roughly the same, may be a little less but budget for 100mts.

Cooking and showers is again anyones guess.
 
about 2500 if house is empty. also depends on what's being fitted. stainless accessories a lot dearer.

i usually count up the no. of points inc. switches and price at £45/point for sockets and lights. £70 for cookers and showers, £200 for CU. ( all in bog standard plastic. ) . downlights though i go in at £25/downlight ( GU10 halogen )
 
People are doing them for £1600 that borrorobbo lad lol It is rough in Middlesborough though

It can be done, but no profit, and at those rates it doesn't help the industry. I personally would rather stay in bed. Last 3 bed semi (very small and straight forward) i did a couple of months back was £2200 all in, it was mates rates as well, and me and a mate knocked it out in 4 days with no making good to do. I would have quoted about £2600 for anyone i didn't know.

£3000-3500 in my opinion. That's based on a relatively basic spec (no recessed lights for starters) but LD3 fire alarm system, TV, BT, central heating controls, exterior socket, exterior light (front and rear) and a decent high integrity CU all thrown in for good measure.

I wouldn't call BT, fire alarm system and central heating controls basics tbh, they're extras imo
 
not mandatory on a rewire, only on new builds and house refurb.
