hi
we are looking at a buying a house that has a small 11kv substation within 3m from the edge of the house, it is walled off and gated.
my main concern is emf s given off in and around the house and garden, distribution cables running under the house.
has anyone any knowledge of measuring emf s in domestic houses near substations and if it has health risks associated .

also I guess the voltage will be a lot higher in the house , so am thinking about a step down voltage transformer within house.

Your mobile phone will give more EMF than you will get from the substation at 3 meters. I would be more concerned about the noise ie 50Hz hum from the TX. Depending on ground conditions, mounting etc it can be noticed indoors.
 
We used to have an office/warehouse next door to the 33 - 11 KV substation in old woking, the hum was quite loud but you get used to it.

It was the day that they arrived to repair something at the top of the terminal pylon that my colleague was less impressed, they were working from their helicopter which was apparently quite loud!

The only time EMF really comes in to play is with O/H lines and then only at higher voltages. Look on Google, there’s plenty to read, most of it unfounded.

As for the transformer, I should be dead by now. My workshop of 20+ years backed on to three 11/.433KV 1000KVA transformers.
 
God help all of the worlds Power station, Distribution Station and Substation workers if you believe all this emf crap!! And the OP's worried about a tiny Housing Estate TX substation that can be anything from 350KVA to a Maximum of 1500 KVA, but far more likely be a maximum 1000 KVA!!
