Hi all,

Not done any New Build work for a while now, am I right in saying the spec should be:
  • Minimum Socket Outlets as per Table 8B 17th Ed On Site guide
  • 33% all light fittings to be low energy pendants or equivalent
  • Extractor Fans in all Bathrooms and w/c's, if no opening window then they must incorporate a timed overrun and then a triple pole isolator.
  • Seperate Lighting Circuit for each floor
  • Seperate Ring Final Circuit for Each Floor and Kitchen
  • Smoke Alarms for each floor and Heat Alarm for Kitchen
  • Consumer Units to be mounted between 450mm and 1200mm
If I've missed anything or got anything wrong please feel free to correct me!
Thanks in advance guys!:)

"The Building Regulations require switches & socket-outlets in dwellings to be installed so that all persons including those whose reach is limited can easily reach them.
A way of satisfying the requirement is to install switches, socket-outlets & controls throughout the dwelling in accessible positions & at a height of between 450mm & 1200mm from the finished floor level.

Because of the sensitivity of circuit breakers, RCDs or RCBOs fitted to consumer units should be readily accessible"

About as unambigious as usual then?

I`d personally read that as switches, s/o`s & similiar switchgear at recommended heights (& it does look like a recommendation don`t it) but CUs at readily accessible position.
But i`m sure some BC`s could/would read it another way (& some moderators too:D)

im with you electricAl, common sense is the order of the day ;)

I think someone mentioned it but outside lights need to be 150W max with somesort of lighting control such as PIR. Last time I looked it was 25% energy efficient (Which means equal to OR better than 40 Lumens per circuit watt) but heard rumours of increase to the 33% to come into force.

Becareful of the Regs working against each other, loft spaces require 'un-broken' insulation which causes a bugger with downlights which require 'free air' to breath. Although many manufacturers make insulation guards such as Aurora - 'Passionate about Lighting' but they are not cheap and add to the overall cost.
