Assuming the Ze was measured with the main protective bonds disconnected that is far too high and with those Zs readings it sounds like it is being earthed by other means.
 
or the Ze is 0.21 after the tester went to specsavers. i.ve frequently come across TN-S at well under o.8. at home it's 0.18.
 
Something in the information does seem a little strange. If the supply EFLI is that much though then as stated on the Condition Report guidance for recipients:

Where inadequacies in distributor's equipment are encountered, it is recommended that the person ordering the report informs the appropriate authority.

But naturally, it is up to the skilled person to identify the inadequacy and provide accurate information for the person ordering the report to actually report it.

But I very much doubt those readings are accurate.
 
only just got in after an investigation into paul's post regarding his security lights.
 
first fault is a cross connection between the upstairs socker rfc and the disused immersion heater radial, so the upstairs sockets get fed from 2 separate MCBs. this I will need to trace out after moving loads of itchy-poo.

2nd fault is the diabolical installation of the security lights. cpc's sleeved and used as switched L's on 3 cables. metal floodlights not earthed. no RCD protection on installation. I have disconnected for obvious reasons. Paul has requested a quote to rewire the security lights with new LED floods and PIRs, and to sort out the X-connection.
 
The next loft space I go up into, that's got more stuff than Big Yellow Self Storage, I'm going to take a picture and start a new thread.
