test and inspect with no cpc

hi all
i was wondering how you all felt about doing pt&i on older houses...rented..
i have been asked to do 3 for a landlord customer and although they have passed a test i still have concerns about the installs.
i guess what im saying is i have a feeling that if i really look hard (which is hard considering the stuff in these houses)i will find stuff.
but as it stands...they pass i/r tests.

and as per the title the lighting circuits have no cpc although all fittings are pvc/double insulated switch screws are pvc ect.

you test it, its you signing it off, its you neck on the line. if its not up to scratch in you opinion the give it the big UNSATISFACTORY.

If you make it unsat though, you should back it up with the appropriate regs. Not supplying the cpc you can comment on, however it's only a problem if the wrong fittings have been used.

i know i can pass the install with no cpc in the lights..but with evidence of diy previously and it being a cheap rent style of place i just started to think whats b eing hidden underfloors ect.
we all know a joint in a cable twisted together may pass when tested but still may cause a problem later.
just a feeling i get with this place.

as long as you put in limitations no floor boards lifted and your readings are all ok your in clear take your money get on to the next one

To be honest you could say this about any install.

I understand your concerns but if you have carried out agreed tests and all has come back satisfactory then do you have a valid reson to investigate further? can you place weight on the no cpc in lighting circuit to choose another circuit to pay more attention to? Is there a circuit in particular that you believe you may be able to find anything on?

I've always been told to go with a gut feeling, perhaps you can negotiate further testing?

What other options do you have of covering your rear end?

Really if you feel you have done all the required inspections, as far as you can, within the agreed and specified limitations and all the appropriate testing has been done and passed, then you would not really be able to fail the installation on a feeling.
The use of a PIR is to assess as far as possible that the installation is safe for continued use, if you have done that you are finished with the job.

The ELECTRICAL SAFETY COUNCIL have guidance on circuits without cpc's if I remember correctly its to do with changing a CCU but the risk assessment etc would prove of interest to you?

Carry the no cpc on lighting circuits, dont you DARE change the plastic bits for anything else, thingy. And stick it on the board.
Make sure the fittings and switches are class 2 insulated, and take a mobile phone picture.
If mr diy has a go at the install after the event, thats down to him.
You are covering your rear end this way without the need to become paranoid.

Going back to the original point of it being a rough old rental property and you feel it maybe hiding something I'd say look at how car Mot testers do it, you've realistically got to look beyond a 1980's escort turning up with 4 different coloured doors,mismatched alloys and a big exhaust,if the cars rot free,the tyres are good on the alloys and the exhaust is within limits it still passes.
It's good to see someone with a bit of love for his work but realistically unless the house is in full stripdown how are you going to determine where the faulty sections are?
