Hi all,

I thought i would express my anger on here instead of my therapist! lol :mad:! Since january i started my biggest project so far, 5 x 2bed luxury apartment complex in north London, the job had been going well, apprentice shattered at the end of each week and all subbys and myslef putting in good hours. Then a phone call this weekend...

I had to fly over to site this sunday as there had been a break in, the bafoons had left 2 nails guns, 2 makitta core drills, grinders, you name it it was left untouched?! all they had seemed to target was the cable and worst of all the installed cable! I arrived on site to see all 5 apartments A/C cupboards where the C.U's were located, the cables had been snipped back to the wall, majority of switches sockets and general easy access cables that had been labelled ready for second fix, snipped!

Needless to say i was gutted, I put my heart and soul into that job and we were so close to finishing the install, literally finished plaster walls with first coat of paint ready for second fix and testing now we have weeks of rewiring and alterations to do! whoever did this has hit us all where it hurts.

is the building company not insured? surely in your t&c's it should state that the safety of all installed materials on site is the responsibility of the main contractor/builder.

yes all site is insured thankfully, the police have been round today and now the insurers are all dealing with the project manager and the main customer, I have just picked up another ÂŁ1,400 of cable to get us started this week! long days ahead of us now as this incident has put everyone back and the initial hand over date is out the window! It does sound to me like sabotage too, site security is being sorted this week too thankfully.

"lets steal a few drums of cable and snip all the installed cables off and leave the thousands of pounds of equipment" either seriously stupid criminals or the customer has made a few people angry!
 
Once materials become part of the building fabric, they are no longer contents. Title moves to the building owner and will be insured under the building insurance. It is the reason we are legally not allowed to recover installed items in lieu of non-payment. It is not down to you to take out buildings insurance. Let the main contractor argue it out with the client. Although granted, it's easier said than done...
If it's kids, and if the police catch them, they may be sentenced to a referral order. Excersise your rights to attend the referral order meeting and your rights to recieve direct reparation. They can't refuse you providing whatever you ask of them is reasonable and proportionate to the crime. They might then think twice about doing it again.

[FONT=&quot]Same sort of thing happened to my mate about a month ago, he was just completing on a house he was buying, and thought he would have another look so drove pass, and noticed the garage door open, so he popped in and all the electrics and pipe work was all ripped out.

thanks Bluetobits thats interesting to know as i did have a slight worry that it may come back to haunt me about not mentioning anything like this in my T&Cs. I have done work with the project manager in the past and he has always been fair and paid bang on the date with what we agree in our signed payment schedule. Morale is low on site now but I have agreed an hourly rate for all the repair work in each apartment which has just been accepted so its time to accept what the low lifes have done and get moving at 100mph again! shame the install wasnt energised that would of got the B**!ards!
 
For the first time in 18 or so years trading the exact same thing happened to me about a month ago !
one of the sites we are on at the moment had most of the cables sniped and the odd one pulled half out the wall then sniped on two of the houses , the week before they did the pipes in one of them .
The only good thing is it was just the two that got hit , what with those 4 new build , four / five bedders we have a further new build four bed house / barn conversion / a garage ,office , library --- gym / and two complete farm rewires we are on in the same village at the moment so it could have been the end of us if they had gone around the lot !
Probably just kids but that don't make it any better .
