You could always go for a 10% markup on the "zero rated" items. That way, if you get half of the value of them wrong, you're covered. You my then be in a position to come in under budget with the customer.
 
Right then...back again on this one... sorry chaps I'll get there in the end (just want to cover fully myself if I ever did get investigated by the VATman)

Spoke to my accountant, asked how I should go about quoting / invoicing for these types of property ?

- With the listed property he suggested that I get something in writing from the main contractor stating that this property has listed status and also that it is an alteration not a repair.

- With the new build to get some proof from building control / planning stating what type of property it is going to be and that it is a new build.

- With regards to invoicing, apparently there is no requirement for me to add any vat on in the first place (so that they have to claim it back.)


Any thoughts please or am I missing something, because it seems quite straight forward. (just me worrying about nothing again)

In the case of zero rated, then yes you don't invoice for the VAT in the first place. Or more technically you invoice it at zero rate (you should still include the zero amount on the VAT invoice and state the 0% rate. There is a difference drawn between items that don't attract VAT and those that attract it at zero rate.

In the other case (where it's new build and the client will be claiming it back (standard rate re-claim)) then you should invoice for the VAT (check with HMRC and I'm sure they'll confirm that). The problem with the latter case is, that the client can only make ONE VAT reclaim for the project (that's why they normally leave it till the last bill is in), if for some reason your invoice was not included in their reclaim YOU would be expected to account for the VAT. Not a good position to be in.
 
One thing i do seem to remember being said to me is who the job is for, the client or the builder working for the client as the builder may have to be charged and he has to claim back i think, could be wrong as it was a while ago and i was working direct for client.
Might be worth just checking.
 
Hi, sorry to cut in here and confuse things, I have started 2 jobs for a client direct not through a builder. 1 is a new build house and the other is a log cabin. I don't think planning applies to the log cabin as it is classed as a temporary building. Would I only charge the vat on the cabin and the house or just the cabin, or neither?

Jobs like this do get a bit messy, i think your correct in the vat on the cabin unless you include it on the new build price but then i can't say things like that on a public forum. Just remember most electricians eat bacon rolls and read tabliod newspapers so dont trust a thing they say. As with this thread check with your number cruncher, its only a phone call.
