    I would suspect that the previous owner/tenant left the immersion on constantly. If the tank is well insulated then its sometimes the better option than deep cycling every day.

    Would it be possible to split the 2 rfc's into 4 radials on their own RCBO thereby removing the need for high integrity earth? If there are no spare ways then a new extra board would be easier than practically rewiring the place. I suppose it depends on wether the leakage is distributed evenly...

    A lamp removing tool (screwfix) would have helped before you broke it, but too late for that now. You could try a rubber glove to get more purchase.

    know what you’re thinking. Why are hot pennies thrown to the public? The reason for this is (rather cruelly), that the more affluent residents once enjoyed throwing pennies and watching the peasants burn their fingers whilst fighting over them.

    To me ; That looks like plasterboard and skim with old fashioned jute scrim tape in the joints, so nothing to worry about. Note, usual disclaimer applies.

    I take it that this is going to be part time along side your main employment? As has been said, check that your employer is aware and ok with this. Unions may have argued for fewer hours on the grounds that you need your rest . They, and your boss, may not take kindly to you working your rest...

    No reason not to, providing you have a PL at the rose. If not then the fan will only work when the light is on.
