Cost of 3-bed rewire

Hi, I'm in the process of selling my house & the buyers insisted I got an electrical safety report done or they would pull out of buying. I got an electrician to come & do a PIR yesterday which he didn't complete because he'd seen enough to know that we needed a rewire. In his words:
The most obvious non-compliance to current regulations (17th edition) is that there is no supplementary RCD (Residual Current Device) protection to the sockets and to wiring enclosed less than 50mm in walls. The consumer unit in use is a 4 way Wylex board using BS3036 semi enclosed re-wireable fuses. The incoming service points for gas and water are not bonded, and the earth rod is not connected which gave a very high earth loop impedance reading of 2.43 K.Ohm’s. There is some evidence of rubber covered wiring also. The lighting circuits have no cpc (earth) installed. The installed 100mA RCD unit was tested and did not operate within the recommended times at laid out in BS7176.
The kitchen has been rewired when it was refurbished and is fed from a separate consumer unit but with no RCD installed.
I have recommended to the clients that the property is rewired to address all of the above and other concerns such as a metal non earthed light fitting in the bathroom. I would recommend a consumer unit containing RCD protection along with MCB’s (Miniature Circuit Breakers), install equipotential earth bonding.
The electrician is doing me a quote but I'd also appreciate other opinion as to how much money I should be prepared to fork out to ensure the house sale progresses.
· installing new consumer unit giving RCD supplementary protection to all circuits. Install equipotential earth bonding to water and gas services, install new earth rod adjacent to front door.
  • rewire & replace 8 ceiling pendants, rewire & replace bathroom light with a zone 2 light
  • rewire & replace 12 double sockets
  • kitchen/cooker excluded from rewire as done 2003
  • the shower is from a gravity fed, gas fired hot water system
electrician mentioned something about interlinked smoke alarms; am not sure if these are needed to comply with regulations or if they're an extra!

All switches/sockets etc would be white, cable to be chased in & channels to be "made good" with coat of plaster.

I'm in Wiltshire & would be grateful for any guidance. Thankyou
 
Yeah anywhere around London is premium !! It sometimes is the weird places that people charge the most lol at 2k I would not be making much it also matters if you are a one man band or a larger company
 
It mite drive prices down,but earning something is better then earning nothing in my book :)
I wish professionals such as solicitors and accountants adopted that same attitude, then they would be on £10/ hour, as it is they all stick together, still getting plenty of work at £150/hr +, maybe us manual workers could learn a thing or too from them?? My personal view is the undercutting (competition) only stops when were all earning peanuts......................

again mate, im fully qualified and served a 4 year apprentiship. leave me alone :( lol!!!

and you say that because??? what about john down the road who has a mortgage and kids to feed who was laid off from his full time job but is now self employed and registered with a scheme!!

Exactly, registered with a scheme doesn't make you fully qualfied nor time served. Anyone who took the longer route would not be happy with that price. This is why the time served lads are getting out of the game because there is no money in it. Until its regulated its going to be left with the domestric installers doing it for 1600

In retort to the time served quote, If your time served and fully qaulified WHY are you still bothering with house bashing? The --- has fallen out of it, Yes the 6 weekers can do it and cheaper, Time to move on me thinks

Your average householder just doesn't know what s/he's looking for; I've lurked around here for the past couple of weeks to try & get some pointers as to what a PIR involved/what to look for to get a good spark & I'm still bamboozled! I didn't know there could be such a difference (6 weeks/4 years)!
 
Not all good sparks do commerical or industrial ! Some just like domestic, I hate the house bashing phrase it implies you are bad at your job !! If I can not get work for the prices I charge and more I will go work doing something else. Prices have dropped and yes the good times have gone but there is still pleanty of people wanting good sparks at good rates.

what are the time served lads doing??? 6 week plumbing courses?? Tesco shelf stacking??

if i had a simple 2 bed rewire at 1600 quid that takes 2-3 days i would not be grumbling! and if you would prefer to sit at home and wait for more work to come in then thats fine! but money on the table is better than the phone call that never arrives!

the domestic elec industry has been unregulated since its conception! how would it change any thing??? apart from add extra cost to the sparky s who do it legally and proper!

i just sense a bit of jealousy from you at the DI lads for actually getting on with life and trying to make a living in dog eat dog world! either get with the times or sign on !! bubble is gone and real life resumes!

4 weeks is not enough I have a guy who works for me who has done a Part P course he came 3rd in the class out of 30 and he has not got a clue about regs !!! He is a good lad and will be a really good spark but he needs to be taught. I thought when I did a 5 year apprenticeship I knew it all then I was given my own van and sent on my own I paniced because there was so much I didn't know !!
