Cost of 3-bed rewire

Hi, I'm in the process of selling my house & the buyers insisted I got an electrical safety report done or they would pull out of buying. I got an electrician to come & do a PIR yesterday which he didn't complete because he'd seen enough to know that we needed a rewire. In his words:
The most obvious non-compliance to current regulations (17th edition) is that there is no supplementary RCD (Residual Current Device) protection to the sockets and to wiring enclosed less than 50mm in walls. The consumer unit in use is a 4 way Wylex board using BS3036 semi enclosed re-wireable fuses. The incoming service points for gas and water are not bonded, and the earth rod is not connected which gave a very high earth loop impedance reading of 2.43 K.Ohm’s. There is some evidence of rubber covered wiring also. The lighting circuits have no cpc (earth) installed. The installed 100mA RCD unit was tested and did not operate within the recommended times at laid out in BS7176.
The kitchen has been rewired when it was refurbished and is fed from a separate consumer unit but with no RCD installed.
I have recommended to the clients that the property is rewired to address all of the above and other concerns such as a metal non earthed light fitting in the bathroom. I would recommend a consumer unit containing RCD protection along with MCB’s (Miniature Circuit Breakers), install equipotential earth bonding.
The electrician is doing me a quote but I'd also appreciate other opinion as to how much money I should be prepared to fork out to ensure the house sale progresses.
· installing new consumer unit giving RCD supplementary protection to all circuits. Install equipotential earth bonding to water and gas services, install new earth rod adjacent to front door.
  • rewire & replace 8 ceiling pendants, rewire & replace bathroom light with a zone 2 light
  • rewire & replace 12 double sockets
  • kitchen/cooker excluded from rewire as done 2003
  • the shower is from a gravity fed, gas fired hot water system
electrician mentioned something about interlinked smoke alarms; am not sure if these are needed to comply with regulations or if they're an extra!

All switches/sockets etc would be white, cable to be chased in & channels to be "made good" with coat of plaster.

I'm in Wiltshire & would be grateful for any guidance. Thankyou
 
what are the time served lads doing??? 6 week plumbing courses?? Tesco shelf stacking??

if i had a simple 2 bed rewire at 1600 quid that takes 2-3 days i would not be grumbling! and if you would prefer to sit at home and wait for more work to come in then thats fine! but money on the table is better than the phone call that never arrives!

the domestic elec industry has been unregulated since its conception! how would it change any thing??? apart from add extra cost to the sparky s who do it legally and proper!

i just sense a bit of jealousy from you at the DI lads for actually getting on with life and trying to make a living in dog eat dog world! either get with the times or sign on !! bubble is gone and real life resumes!

I know what you are saying and the most I agree but the problem is people who do the short courses are told they can earn a grand a week but then settle for £100 a day. I know labourers who earn £100 + a day for 6-8 hours a day we are degrading our trade we are skilled people who deserve to be paid good money

I couldnt agree more, skilled electricians are worth a LOT more than labourers and many other trades, the responsibility alone has to be worth double the labourers rate...........

You sense wrong. Jelousy no, a headache yes! It has never been governed as such but now it is worse more than ever as the schemes ask for minimal qual. Ie just a part p cert or jst 17th.

unfortunately they are unlucky to have been taken from a ride by sales tactics....!

but unfortuantey its currently a buyers market at the min where the customer is dictating the price and for the unlucky few who need the cash they have no alternative!! work for 100 a day or loose your house???
 
a few nerves have been touched on the subject of prices,anyhow back to the ops question,if its going to make your sale quicker,and im sure you dont want the hassle of a rewire,cant you meet a middle ground with the buyer,say that your willing to knock say £1000 off the asking price,let them pay for the rest when they buy,then thay can have things they way they want it,there is no legal obligation for you to change anything,sold as seen really,if its 1930s built then chances are was rewired sometime 60/70s as a guess,and wiring has served its lifespan,if they are renting,it could be done after the sale has gone through,less upheavel for everyone.

unfortunately it can only be a "buyers market" when we allow it to become that, undercutting each other is the fastest way to get there?, if it was possible to stick together the clients would need us long before we needed them?..........unfortunately i dont think that will happen anytime soon :-(
 
Its not just the short courses who work for less, i was talking to an experienced fully qualified electrician who told me he was doing PIRs for £40!!, busy fool sprung to mind :-S

I know its a joke! I have said it before if wages get much lower people will either cut corners or give up. I know people have to work but if we stuck together people would have no choice !! I see the opposite as well the last 2 rewires I have quoted and won I was about a grand cheaper and they were 3-4 grand jobs 3-4 bed rewires. I used to earn £9 an hour on the cards 10-11 years ago I know people who are on £10 an hour now !!

most jobs i get over and abovel but you do get the exception to the rule!!

I don't know about where you are but I charge a min of £150 a day and thats if I walk to work !!! Its £200-£250 a day with the price of diesel I sub my work out at more than £125 a day I take that is a 8 hour day ? I take the rough with the smooth sometimes its lower sometimes I make more !! If you come around here the going rate for a subbie is about £150 plus pence per mile

No you are not getting me. It is worse now because as already pointed out in this thread peopl can't tell the difference from a 6 week or 4 year spark because of the scheme. As far as they are concerned with that ticket they see you as a fully quaified tradesman. Unfortunately that's not true. You also don't need to be with a scheme just notify labc, so still not governed. It needs to all change. But I'm going round in circles with u.
