Hello Gentlemen,

My agent now wants to put in two oil filled radiators in the flat. One under the window and the other on the opposite wall. I did see a few comments before about the economy 7. Bearing in mind that the E7 is on cheap rate, they now tell me that the E7 isnt working and the Agent wants instead to put in two oil filled radiators which are 600kw each.

The tenant doesnt want to use the underfloor heating as it is too expensive to use apparently!
 
Do you know exactly what is wrong with the E7? Chances are the dno may repair at no cost.
Also, is/was the water heated overnight when E7 was working and is it now supplied on the ( more expensive) 24hr tariff?
As others have said, getting the E7 fixed is probably the best option.

No I do not know what is wrong, probably, but not sure, that it is either the thermostat or one of the elements. It cannot be much as they are fairly simple or it could need replacing which is probably best.

I need to find an electrician that deals with economy 7 heaters. I will look tomorrow.
 
It is quite likely a tenant has gone with another tariff and the supplier has turned off the E7 in the process and only charges them for normal usage via the meter. Assuming it is a dual tariff meter mind you. But if they have not on E7 the daytime tariff is much more expensive than normal. E7 only works on using at least 4Kw or more to make it pay for itself. If you are not using the E7 and just the daytime tariff then yes, it is going to be eye wateringly expensive hence the attractiveness of using another U-switch tariff. They may not realise what they have done or doing!

I do not think that she has gone with another tariff. Although it is a thought isnt it. I will have to check. Perhaps that is why she is reluctant to use the E7. It is a thought. I am thinking that I shall have to go over and check.

You are quite right about that she has told one lie after another. Telling me the heater in the kitchen didnt work or the E7 so I went over - as I was in the UK at the time - and they were both working, she later admitted she didnt know how to work them despite the fact there are instructions in the "flat book", the Agent also checked it out and said it was working and now all of a sudden he is saying it isnt working. When I asked him to sort it out he told me it was best to wait for when the new double glazed windows are in and suggested the oil filled heaters which is now why I am thinking that you are correct in what you say and that she has changed the tarif. She did ask me if she could have a smart meter put in and so she has been in touch with Npower. Good thinking. It was Vortegan who said the tenant may have changed the tarif. Good thinking.

At least the monies can be taken out of the returning deposit, foe peace of mind have you ever thought of renting out to the council on a 3 year term and thus bypassing the EA and their fees?

Good idea. I may do that. I had not thought of that.

It is in the lease that she cannot change anything without prior consent. I did, however, tell her she could have a smart meter fitted so she has been in touch with them. She is allowed to change the tarif, but obviously not if it cuts out the E7 or failing that she pays for any extra heaters she requires as a result. Good idea though about renting to the council! Thanks for that suggestion.
 
Check what standards/regs you need to meet, they have a set budget also for rent allowance, you can get some dodgy types but a friend of rents out 5 flats in this way in Hendon, the one pita person is the English lass who throws cigarette butts out of the window and can be noisy when rowing with her boyfriend, she hasn't had her tenancy renewed but all the others are really nice and look after the flats.

Its worth considering for long term rental at a distance even though you may need to manage any repairs.
