Any thoughts to why almost boiling water is coming from the taps? Faulty stat on the hot water cylinder?
 
Have you actually measured the temperature of this water????

As has been said earlier the temperature for stored water is 60 degrees C which is too hot to put your hand under.

If this water is at 60 C, You could be assuming that it's wrong when in fact it may not be and you're in a wild chicken and egg situation.

I think op is getting confused because they put a mix value on yhe hot water now adays so it will never get anyware near 60 from the hot tap

There is a mixer tap fitted (both hot and cold water comes from the same spout) when the tap is turned to fully hot it is bloody hot. So hot that you can't leave your hand underneath without getting burned.

You are thinking of a mixer tsp that has a thermostatic blender on it. Not all mixer taps have that facility. This tap certainly does not. Whether the temp is 60 degrees or whether its 80 degrees in not going to argue. The point of the matter is as I mentioned in the OP the water is considerably hotter now that it was 6 months ago.

We were talking about a mixer valve at the tank .. not the bath or basin.

It looks like you don't have one of those and so you're getting the water straight from tank to tap at whatever temperature it is in the tank which should be 60 degrees C which is too hot to put your hand under.

Have you:

1) measured the temperature of the water? (use a thermometer)

2) tested the thermostat to see if it's working? (use a multimeter or similar)

Without this information you may as well pi$$ in the wind.
 
The immersion tank should have stat strapped around the middle of the tank, to control the boiler/and tank water temperature. and a second state, built into immersion heater. I know you said electric immersion in not switch on.....but sounds like middle boiler state has not been installed, hence continuous heating of water
 
All this technical stuff, knowledge and competency you need to have to be a plumber and sort out water systems has made me realise how much simpler it is to do electrics ..... we are simple souls in comparison to the god like plumber!

FINALLY you have seen the light and given we Central Heating Technicians the credit we so rightly deserve! :)

I have never doubted it, the most important thing in the morning is getting a hot shower from the plumbing :smile5:

Its the other philistines on this forum that seem to hold plumbers in such undeserved low contempt. Nothing but utter ignorance for one of the oldest and most honoured trades!

I hope you are Jesting :biggrinjester: I was starting to like you, now I am not so sure
 
Plumbing is not a trade today, it is just plastic push fit fittings, when a Plumber has installed his pipes he turns on a tap and he is done. When we install our pipes we then have to think about what wires to pull into what parts of ours to make things work, when they are finished we have just begun, Mechanical fitters working with steel in industry, yes thats a trade, Plumbing? no chance haha

Sorry but plumbing has very little skill now a days

They don't even bend copper now they just use compresion bends or plastic.

Limits temp to about 45oC or so


The Building Regulations Part G3 were revised in April 2010. Section 3.65 covers the prevention of scalding and states: "The hot water supply temperature to a bath should be limited to a maximum of 48Âşc by use of an inline blending valve or other appropriate temperature control device, with a maximum temperature stop and suitable arrangement of pipework."

This revision applies to baths in all newbuild, extensions of buildings or buildings with a material change of use.
