Hi,

Just did a quick google, there are some very good documents on there, Apollo for one ; Fire alarms in HMO. Something to read before Tazz gives you a definitive answer.

Most authorities are now starting to work from the same methods now, which helps. But as stated by UNG some have added ideas. Domestic is straight forward, All Part 6... The main problem is when the property is over 3 floors, they become Grade A or Part 1. And flats or HMO`s have both Part 6 & Part 1 mixed. Quick rules of thumb to help. Domestic weather flat, bedsit or domestic is grade D part 6, any communal areas to the flat etc, staircase, landing is grade A or part 1. Domestic part 6 does not have to meet 75 db at the bedhead, as people keep arguing....it needs to meet 85 db, at max of 3m from each bedroom door. only difference between Grade A and Part 1, is the battery duration Part 1 24 hours, Grade A 72 hours. It's 3 story house being adjusted to 5 bedrooms but they'll all use same bathroom and kitchen.. Just front and backdoor entries as normal..

would this his be fire alarm panel in stairwells and mcp at front and backdoor , with normal smokes linked between rooms.. I have someone asking questions for me ..

Might be better offering this to someone and I'll just do all the cabling and connecting.. I worked on my first conventional system before Christmas working for other guy and there ain't much init.. But we do have to provide certs
 
Ok so it 3 floor HMO.
Fire alarm panel at front entrance, smokes/sounders cover hall, landings. Call points on front, rear doors and on each landing level. Heat/sounder in kitchen and possible heat/sounder in every bedroom. In addition to the heat/sounder a mains smoke detector will be requested in each room, and must not be interlinked BC will give final layout when the customer applies for HMO licence.
 
makes sense but wel wait and see what info comes back.

am i right in saying maintained lighting is required in stairwell and at exits inside and outside...
 
It does not have to be over the exit doors, but must cover the exit route, so entrance hall, rear exit area, landing and staircases. If its a new build, then best method is led maintained lighting on push timer switches on each floor. Looks alot neater than bulkheads everywhere, and timer switches will save the landlord a few bob.
 
Fike twinflex has been discontinued as it now doen`t conform to standards....Alarm sense by Apollo are good sensors, can be used with C-Tec or Kentec panels. Or you can use Kentec 2 wire with standard Apollo Sensors and sav bases. All sounder bases and sounders are wired on the zone as well. Kentec panels are quality made, and are steel boxed, with some great program features.
 
Even the newer Fike stuff is crap. You can tell when a shops been fitted by a 'Do it all" fit out company when you see a Fike panel on the wall!

The Kentec panels are very good and for what they are, VERY reasonably priced.
Alternatively, the new Haes (replacement for the old surveyor excel) is a great bit of kit and the one panel will do both twin wire and standard on any zone you wish. Probably the most flexible conventional panel out there at the moment but come at a cost!
 
On a conventional system the stop working, on addressable they report failure....All have a life of approx 10 years..Why are you going for Ziton ..?...
